About the Area

What Citrus Hills & Beverly Hills are like

Citrus Hills and Beverly Hills are separate, unincorporated communities in Citrus County that sit just a few minutes apart, both a short drive from Inverness. Citrus Hills is built around the master-planned Villages of Citrus Hills, known for its rolling terrain rising to about 260 feet above sea level — unusual for coastal Florida — along with three championship golf courses, tennis centers, and a large private fitness and spa complex. Beverly Hills, just to the north, is an older, more affordable residential community that grew up in the 1960s and 70s, with a mix of starter homes, retirees, and working families who value the lower cost of living and easy access to Florida’s outdoors.

What It’s Like to Move Here

Settling into Citrus Hills or Beverly Hills

Buyers moving into Citrus Hills quickly learn that “Citrus Hills” isn’t one neighborhood but around a dozen villages under a shared brand, each with its own HOA fees, club membership rules, and price point — a gated Terra Vista village and an older Fairview Estates home can both carry the same Citrus Hills address while costing very differently to own month to month. Many villages carry mandatory social or golf club memberships on top of HOA dues, so it’s worth confirming exactly what’s required before making an offer. Beverly Hills, by contrast, is more straightforward: smaller, older homes, modest HOA involvement in most areas, and a slower pace that draws retirees and working families who want Florida living without a big price tag. Neither community has much in the way of public transit, so a car is expected, but both are a short drive from Inverness for shopping, healthcare, and county services.
